Project: Duplex in Picoas

Type of project: Planning application for apartment loft extension

Date: 2018 – 2020

Phase: Project approved

Description: The building forms part of a non-homogeneous urban front of 4 buildings, being the lowest of the set, being one of the adjacent buildings two storeys higher with the top floor set back.

The project aims to extend one of the two apartments of the top floor through appropriation of the attic, creating a duplex apartment. The owner already had exclusive use of the loft.

This extension increased the net internal area of a standard apartment in a central and consolidated urban area of Lisbon from about 75m2 to 180m2.

The roof ridge height was increased by circa 1m. The roof layout is changed by the introduction of four new dormer windows. The dormers align vertically with the windows below and are set back to comply with the maximum volume allowed.

These changes allow to provide the attic space with habitable conditions, namely good natural light and ventilation, thermal and acoustic insulation of the roof and ample floor to ceiling height.
